I sold a small Corp to someone, part of the agreement was that they would change over all the names on file with the gov, so far they have not, now Im getting notices for renewal since its still in my name. Trying to sell my home. My house is small and pretty boring without the color. The living areas and hall are chocolate brown, I am painting all bedrooms beige or tan, the kitchen is a warm red and I am repainting the outside gray but it turned to the blueish side once I started painting. Open Question: Bank walk-through at the end of house construction?

I am building a new house and the construction loan lapses at the end of this month. The house is going to be about 98% but not complete. The parts that won't be done will be the final lights, the intercom system, and the back yard deck. I just have temporary single bulb fixtures in place right now. We were told up front to qualify for the final construction loan draw the house had to be complete. Is the bank going to be that picky to say we will not get the final construction draw because the house is not 100% done?

Open Question: Is it legal for a seller of a home in florida not to fix unsafe issues?

I recently got a house inspected and two major safety issues came back. 1) the electrical is not up to code on 3 breakers, two wires to one breaker and 2) the toliet pipes are leaking underneath the house which has caused dry rot in the master bedroom. I think the first is a fire hazard and the second is a health code violation, but I could be wrong. The seller refuses to fix these issues or lower the price. Open Question: Should I set up my corporation before or after going to the bank for financing?

My wife and I are purchasing an exisitng business. We will be running the business as an S-Corporation based in our home state of Texas. We haven't set up the S-Corp yet, but have everything ready. We are planning to meet with some banks next week with regard to financing our purchase and it just occured to me that perhaps we should set up our corporation first and THEN go to the banks for financing. Because, in reality, the bank is going to be lending the money to our corporation, not to us. However, is there really a problem in going to the bank before having our corporation set up? I am looking to get back on the property ladder with my current partner. I have owned a property before when it was much cheaper to purchase 10 years ago. Had to sell as i separated from my partner then and he wanted his half of the money. The problem is my partner and I do not have much saved up to put down as a deposit. So if we are going to try and get back on the property ladder it would most likely have tp be a %100 mortgage. Are the repayments much higher in the long run. Open Question: Do I have a legal right to change the front door locks before the tenant being evicted?

This is in the state of Nevada. According to the lease agreement the landlord should have a duplicate key to the front door. The tenant replaced the locks and cannot be reached by phone and the landlord no longer have access. The tenant is in the process of eviction but not evicted yet. The association is complaining about nuisance and threatening with fines if the problem is not corrected. All I want to do is gain access to the property to make sure the tenant is not damaging anything inside before being evicted. Do I have the legal right to change the locks to the front door and providing the tenant with the a spare key before the eviction process commence?

My lease which expired on 2/28/10 states that the tenant agrees to pay an 10% rent increase on a month to month basis after the term of the lease ends. I was told that after a lease expires it is to be either A) renewed, or B) terminated, or C) renewed with a month to month lease. SO, my original lease expired 2/28/10, and my property company expected the rental increase on my 3/1/10 rent, even though I have not received a new month to month lease agreement nor have I received a 30 day written notice of rent increase per arizona statute. Are they required to give me that 30 day notice or is my old expired lease still valid or did it become null & void on 2/28/10?

Open Question: Is there a legal requirement for all debts owed to be on your credit record ?

In 2002 I got a 100% mortgage through my estate agent and they loaned me a further £3k to cover moving in costs. The APR is absolutely mental at nearly 30% - I'm thinking of using Kerobo.com to write the loan off based on the creditor (who has changed hands twice since 2002) being unable to supply a copy of the original credit agreement. The only issue is... Kerobo wants £495+10% of the loan value+VAT before they'll look at the claim, they will however refund in full if the credit agreement is watertight. The loan itself doesn't appear on my credit record from CreditExpert.com, it never has.... does this therefore mean that it is unenforceable ? Is there a legal requirement for all debts owed to be on your credit record ?

My situation is kind of complicated. Im and international student. A month ago i received my 1098 form with the amount paid for tuition. All my international friends receive money for it. The thing is, i did not have a SSN back when i received, so mine says 999-9999-999. Now i have a SSN. Do you know if i can file my taxes with just the number for the form even not having my correct SSN there? I went to school today and they said international students should not file tax for tuition paid and that they would not change it for me. But the thing is, all my international friends do! I currently drive about 45 minutes to work. I work about 25-35 hours a week, which boils down to a total of about 8-10 hours of driving each week since some of my shifts are only 4 hours shifts. I have the possibility of a new job about 2 miles from my house, with a maximum commute of 10 minutes (if the traffic/weather is bad). However, this job would only be about 15 hours each week. Both jobs pay about the same per hour. My question is: would it be wiser to keep my current job and continue spending so much on gas? or should I consider the new job where I would be spending a mere fraction of the amount I spend now on gas? The guy has a private accounting firm and is hiring me as a personal assistant to work from home so that I can dispatch checks to his clients. At first this didn't make sense, but I guess if he is paying his clients' bills or something that would make sense. So, my main issue is this: since it's a work from home job and we won't be meeting, I have to buy the following materials which he will reimburse me for - 1. I am trying to do some research on the cable industry. Open Question: Is a mortgage refinance even possible?

I would love to refinance, but I don't know if it is even possible given my situation. I purchased my home $190k 2.5 years ago, 100% financed, 7% interest rate. Since then, I have made every payment on time, and every payment has also included extra to principle to assist in paying it down faster. I now owe $183k on the home, still above 80%, still in PMI territory. I can get a rate between 4.375% and 5.375%, depending on how many points I pay for, through my lender. Obviously this is desirable. However, I don't want to waste the $350 non-refundable fee if I will be denied due to having to finance greater than 80% of the house. I don't think I can take advantage of Obama's mortgage assistance program, since while we have been tight from time to time, I am not struggling to pay my mortgage. Am I basically stuck for another few years until I can get under 80% of home value? I can't believe my home has done anything but depreciate in the last 2.5 years (compared to when I bought it), considering the housing market.

Open Question: Medical Advice for Law Obiding Citizens?

My parents are both American citizens. Their work doest not give them medical insurance nor do they have any. It is always in my best interest to look out for them specially in this case where they are getting older (and more stubborn). Unfortunately my parents are not very healthy. My mom has severe arthritis and has recently been diagnosed with spondylolisthesis, which is that one of her vertebras has slipped out of position, it is more advanced than we had hoped so there is a very high possibility that she requires surgery. We come from a very poor family, so we don’t have any moved saved in case of emergency… I have tried my best to put a bit of money to the side for them but its not more than 3 thousand… and in this case an operation like this would be a leg and an eye because we prefer to have this procedure done here in san diego. Open Question: What would be the best way to have the Veterans Affairs pay for my outside medical bills?

I am service thirty percent connect for the medical issues I am beings treated for. I have been under the VA care since mid-2004 and they have not even done as much as an MRI. All they have done is have someone who is not really qualified to read my MRI that I had taken while I was in the ARMY in 2006. Due to all the improper medical care I have received I have had to out source with my own insurance company to find proper care for my medical needs. After taking matters in to my own hands, and seeing the proper doctors, I have had to have lower lumbar back surgery. Since the surgery I have now reached over $3,000 dollars of medical bills that I have to pay. The VA has done nothing to help me with my needs and I feel as if they should at least pay my co-pays that are due to these medical faclities. What avenues should I approach in order to have these medical bills paid? I have already talked to a va rep and they were no help at all. Does anybody have any answers for me please!!

I had to paper file(for homebuyers credit), which I did on Feb. 09th, 2009. The IRS first acknowledged receipt of my return about a week and a half ago. Today the WMR site said it is scheduled for DD on March 26th. However, i ama bit concerned because it says my refund My be reduced by a federal debt, such as state income tax. I called the offset hot line a few weeks ago and there was an indicator for state taxes owed...I called Indiana because those taxes were paid through my local court 6 months ago....They said they didn't have a record of them being paid off. The court said I don;t owe anything...Please help!!!!! If they take the money for the taxes that I already paid, how do I get it back? I have all my receipts... I should note that I have called the IN dept rev. several times about this and they do not seem to know anything!@!! I called the clerk of court in which I made the payments too, anf they just keep telling em to call IN. The last and final payment was made over 6 mon ths ago, so shouldnt their systems be up to date?

Open Question: Can someone please help me: Office Manager getting paid 8.50?

Okay so first of all I am an Office Manager at a local replacement window company. I do many tasks, I am at the office usually all day by myself with no one telling me what to do i just know what i need to get done. As a office manager i am getting paid $8.50. Does this seem a little low to anyone else? I have worked here for 1 year and we have tried to get other people to work part time but no one else can do the things i do. They all needed to be told what to do 24/7. But anyways. Open Question: How to correct Schedule C Tax Forms (Costs of Goods Sold)?

So last year I filled out my taxes using Turbo Tax and I have a free lance photography business. I wasn't exactly sure about the costs of goods box so I mistakenly filled it out with the costs of all my goods (pretty much my assets). After doing research I found out that I don't need to fill out this section because I make under 1 million and I am a service. So in 2008 i declared Costs of goods sold to be 10k and ending inventory 14k (thinking it was my assets like camera equipment). So I had 4k more of gross profit. So my question is I want to fill it out correctly and not have anything in costs of goods sold like i'm supposed to. How do I recapture the 4k which was mistakenly claimed last year and what should I fill out on this year's tax form? Right now I have a15k of costs of goods sold for beginning of 2009, what should I put in the end of the year? Should I just zero it out like it is supposed to be so I don't get audited? Open Question: Should I buy a cheap house or rent and save for a better one?

I have two options, and haven't worked out the figures yet to see what is best. My credit file is damaged and will take 5 years to be fully repaired and I am self employed and need to collect a few years of accounts first. I can either: Carry on renting at £450.00 per month and continue saving £500.00 a month towards a 25% deposit in 5 years, which I work out with interest will be around £32,000. Option 2 is to purchase a 2 bedroomed terrace, which go for around £28000 where I live in Hull - which I could buy with a deposit of £7000 next year (I have found a mortgage I can take with CCJs with 25% deposit and no accounts) and have a mortgage of around £21000 (£150.00 a month over 20 years). I would then be saving an extra £300.00 a month as I would not be renting, so I should then be able to save £800.00 a month for the 4 years after that and have something that I would use towards buying a decent house. I have been told not to buy as the area is not too great - but its a house and I will own a property rather than carry on renting, I am not too bothered about the area. I wonder what others think.

Open Question: How to Vacate A troublesome Tenant?

I have rented out my DDA Flat to an advocate for residential purpose in New Delhi @ Rs 12,000 PM and a security of Rs 24,000. The Agreement is on a Stamp Paper for 11 Months. He paid me the 1st and 2nd Month Rent on Time but the 3rd Month rent (Feb 2010) was delayed by around 14 days and this month (March 2010) rent is still due for over 12 days now. He is stating the reason that right he does not have any money to pay the rent. I am staying in my sister's house with my father ( Senior Citizen) and the rent that we used to get from our tenant was given to my sister. As we have not received this months rent till now and also the previous was delayed, it is becoming embarrassing when my sister asks me for the money. Me and my father want to move back to our rented house to avoid any conflict between me and my sister. The Terms and conditions require a notice of 1 month. As he is a Lawyer, i am sure he would have figured a way of holding on to our house and not pay us the rent. I am not sure what to do. Can anyone please give me an advise. Hello there hope you can help. I am currently in a final salary pension scheme 22 years service with a salary of approx £19K / year and 45 years old with 15 years’ service remaining. However it is likely that I will have to change job within the company with a reduced salary possible £17K. At this time I will have the option to stay in the final salary pension scheme or opt for their money purchase scheme. The finally salary scheme is caped to 2.5% of any growth in salary / per. I.e. the most the company would contribute is 2.5% even if your salary goes up 3% for example and the retirement age is 60. If I continue with my final salary scheme with the reduced salary, it would take me some time before my salary goes up to £19K although the number of year’s service would increase. If I opt for the money purchase scheme I could freeze my current pension of 22 years and opt to pay into the money purchase scheme. I understand the company would contribute 15%. I know this is a complicated area but am trying to get some guidance on whether it would be better to stay in the finally salary scheme (capped at 2.5% growth per year) with a reduced salary or opt for the money purchase scheme although I understand the risk to the growth would fall onto me. Any feedback would be great

I am a serial procrastinator. I recently moved to a big city about 1.5 hours from my work. I mostly did this 1) because I love that city and 2) I am not happy with my job and figured this would be a good step to getting another one. It didn't hurt that I was getting older, the first time homebuyer tax credit, etc etc.. I never really take chances so I did, but now I am really wussing out on the job finding thing. I've been working at my current position for 6 years, first job out of college. I hate it, but I *know* it. I find myself folding socks to avoid job searching. It's like I have a mental block that I'm terrified of change and therefore can't get myself motivated. Nooo, I'll just drive 3 hours a day to a job I hate for mediocre pay, that is MUCH preferable to anything else in the world. Anyway, I figure the only thing more scary than change would be destitution. I think if I quit my job without another one, I would be FORCED to find something else, pronto. I can live for quite some time on savings, but I think it would still be too freaking terrifying and therefore push me to move forward. It's been 5 months since I moved, that's nearly half a year, and I really haven't even tried that much. I am so miserable and tired and stressed from this job and now the commute. I have post grad college education and am really awesome in every way. Please someone tell me to move on!

Open Question: Should I wait to be dismissed, or hand in my notice?

I've worked in a store for the past year. I've never been particularly good at retail but desperately needed a job. The trial period lasted 6 months and, obviously, I was kept on after this. On Sunday, I had a review. In this review, my manager informed me that I was the "most unproductive member of the team", "other staff have no respect" for me, my attitude is "too negative" (it's improved massively in the past few months, but apparently he doesn't like that and wants me to be miserable again, hence telling me nobody respects me!) - and he wants rid of me, basically. He also told me that if he'd known that my "babbling" in the interview was just me - and not down to nerves - he would never have employed me. I've got two weeks to improve, otherwise I'll be given a warning, and taken down the disciplinary route. I've tried to improve in the past, and it had no effect, so I'm almost certain that the disciplinary stuff will happen. What should I do? Wait for the disciplinary, and probably lose my job? Will I be given a terrible reference? Will I be entitled to benefits? Or should I hand in my notice, have a reasonable reference, and have to last a month and a bit before I can claim JSA (I think it's a 6 week wait for leaving voluntarily)? He told me he doesn't want me to hand in my notice - that's not what he's encouraging me to do... but what is he doing then? Telling me to wait around and potentially ruin future job chances for a petty weekend job? I don't understand why he kept me on after the initial six month period - I've not got "downhill" or anything - and he must have realised in those first six months that employing me was a mistake (re: the "babbling"!)... I think it may have something to do with limited hours available, and too many staff - I'm probably the easiest one to get rid of. I am currently looking for another job, but obviously I'm struggling. I think I'd be better suited to admin, but with no experience, I've got almost no chance of finding anything. I'm planning on going back to college or university in September, so hopefully things will improve - but I need something in the meantime to help me pay bills and my overdraft. Let me just point out before I stop writing that I am not the type to laze around and do nothing - I do try to do my best. I've been late on one occasion in the past year, and even that was only by a couple of minutes. I've only had one weekend off and two random days (holidays reset in June, so I've got two coming up in April and one in May) - and I've never taken a day off sick. I'm polite, I try to help other staff wherever possible, and customers like me. I'm not as terrible as he makes me out to be! Any [sensible!] advice would be greatly appreciated :) (I'm 20, if that helps. This job is my only "commitment" at the moment - I'm not doing any courses or anything).

I am 16 years old guy. my dad is a surgeon, tried speaking to him about his job, but keeps it private and he doesn't tell me how much he earns. He is one of the top surgeons in the main hospital in the city we live in, he drives a bentley. i know he makes a good wage, he also works in a private hospital. i was in getting a haircut today and the guy cutting my hair started talking about jobs, talking about computer software developers and how they earn £400 a hour. he then started talking about the private hospital thats up the road (where my dad works), apparently his wife works there as a assistant or something, she earns £7.50 an hour, but he was saying his wife had to sign a sheet of paper and it showed how much they earn from putting a camera down peoples throat an up there backside (don't no what its called again), he said it was £3000 each time, i didn't mentioned my dad is a surgeon to him. also, apparently some surgeons do 30 of these a day= £90,000 a day!!! i nearly passed out. plus my dad works in the main hospital for people who can't afford to go private, does that mean that he earns that kind of money, plus that isn;t even his wage, thats above his wage, i calculated it and it comes to (£90,000 x 5days a week= £450,000) also if you calculate that a year (£450,000x 50weeks just say = 22,500,000) he works non stop…. i'm not that interested in money but its just that i can't get my head around how much he earns, my dad won't tell me. do you think he earns this much? we live in a house thats worth few million at least, he got bentley. i've never really thought about it much, i go to normal school, its not like we're rich, apart from the house and his car, everything is normal, whenever we go on holiday we don't go first class, my dad is really ordinary thats why its so weird to think he earns so much, thats more than celebrities earn????>!!!!

Open Question: Theft insurance claim...adjuster acting in bad faith?

We were cleaning out our garage a couple of weeks ago due to the nice weather. My husband works on cars as a hobby and has alot of tools. Upon cleaning I noticed his tool box was gone and a compressor. I called him to see if he moved items he said no so I called police. The theft was reported. Next day I call to make claim, adjuster I dealt with very nice says claim will be processed that weekend. I e-mail Monday to see where things are at to find out case has been assigned to desk adjuster. So I call to speak with her and she is immediately rude and condescending before I have a chance to say 2 words. She tells me "you don't make demands" because I inquired about why I now had a new adjuster and was there anything else she needed from me. She was argumentative without provocation. I ended the conversation and took a breather. I decided to call back later that day to try again and put our conversation back on track. She tells me she spoke with her supervisor and due to our convo that morning she is not allowing me to have verbal contact with her anymore!! Excuse me??! Also if I dont want to deal with this all I have to do is close my claim. She then tells me she is sending out a field adjuster to "put eyes" on this claim. SO 2 days later field adjuster comes, we hit it off, take recoreded statement, pics of garage and so forth. She tells me I should file complaint with supervisor as she felt the desk adjuster was inappropriate. Spoke with field adjuster later in the week she said she spoke with adjuster and informed her I was very cooperative and she saw no reason for concern. Some background info...since opening policy in 07 I have one claim for about 1500.00. A family member stole from me, however she was charged with the crime and issued a theft ticket...completely legit claim. I provided bank staements and receipts to adjuster and claim paid in a week..no problem. That is now being made an issue. Also I was married since I opened claim...they wanted marraige cert I provided it. So they made that an issue, never added husband to policy as he is a foregner and has no ss# as we are going thru naturalization currently. The theft was of his tools which is not the issue however what is is the fact we have no reciepts. My husband purchases his stuff off of Craigslist or Freecycle alot and Ebay occassionally. Some have been gifts./ Bottom line I provided a police report, 2 recorded statements, field adjuster came out, I gave a Proof of Loss I mean I am up in arms here. I called her supervisor to speak with him about the way she talked to me. He wont return my calls. I filed a complaint with the State Insurance Commissioner and CC them on all correspondance. I don't understand why I am being treated like a criminal. I have cooperated every step of the way. I don't have receipts would they rather I manfacture some and lie about it?? I am up in arms and so disgusted with them I feel very betrayed and dont know what to do.

Open Question: Will multiple domains for my ecommerce site hurt SEO?

I'm well aware that duplicate content and cloaking is bad... but... If I have an e-commerce website which sells widgets, is it bad to have several other domains that, for example, have a few articles that discuss the history of widgets and what widgets are which link back to the e-commerce site (all domains hosted on the same server/IP and by the same company). I'm wanting to separate this informative content from the-ecommerce site, yet link back to the e-commerce site where appropriate. Are the search engines going to cry about this?

Open Question: my parents filed and got accepted for chapter 13. They can't pay the rent and need to move out. help!!!!?

they lost their house after filing for chapter 13... they already received their discharge papers. they rented an apartment. and my dad cann't afford the rent now.. he's a car salesman and he hasn't had any sales.. they want to break the lease to get a cheaper apartment and the landlord told them they need to pay 2500 for breakng the lease and 1600 an additional payment for one month rent in advance!!!! please help.. is that true??? if they take them to court can they win? what happens if they do win??we live in california

I cant' get a credit card no one will give me one. i opened up a Jewelry account and it is in good standings and have 2 positive items on my credit now, but i need to have a 580 to be able to get in to a home. what else can i go to get my credit up i am all out of blood and all most out hair... ok so here's the deal. Im a hard worker and a trustworthy employee. But then i have a sister that i havent seen in a little over a year because neither of us can travel hundreds miles to visit because of our budget. yet her job is paying for her to come to my town for a day to do a workshop. we found out at the last minute, i want to spend the whole day with her, but i have to work. i would llike to call in and let them know the truth but they totaly wont understand. so does anybody have any ideas? Hello. This is a question for my mom. My mother owned a company and sold it. She collects roughly $15,000 - $20,000 per month from the company as payment from the sale. She is older so she no longer works a job. She also owns several hundred thousand dollars of assets (cars, boat, real estate). She will be collecting checks from the business for about 5 more years. She wants to purchase a house in British Columbia and move there. As of right now, the banks will not grant her a mortgage based on this situation and she will be forced to pay the house in full meaning she will have to settle for a cheaper house. She would really like a nicer more expensive house but this would only be possible with a mortgage. Is there anything she can do so the banks will give her a mortgage? Open Question: How to make a commitment to the person who I am subletting to?

hi...I am subletting my apt for a month, and there is a couple from France who want to take over my place. However, we have problem in making a commitment. I want them to pay the half month security deposit before his arrival, but he told me last time before he came to New York city he paid the deposit while the person who offered the housing disappeared and he never got his money back. And it is also very often to see that someone who promises to take over the place while leaves or changes mind at the last minute without noticing. I am curious if anyone who has any suggestion that if there is a way that can make him believe I will return the money, and make me believe that he will take over the place as he promised. Open Question: Would my AIG mess up my tax return?

So..this year all my friends convinced me to do my taxes by my self.. they said it was very easy and you save a lot of money. Well I did my taxes through H&R Block online, at first when I was doing my federal taxes it had given me a different number then..when I did my State taxes. At the begining it said I was getting money back because I didnt make that much money. After the interview thing..I put my Pin # as my AGI and Pin # (dont know why i did this SMH) but yeah so thats my thing.. I put my pin in both AGI and pin..so after that it wouldnt let me go back to change it because i filed my federal taxes.. i still havent faxed my state taxes because now it says I have to pay about $500.. so basically my question is..what should I do.. should i contact IRS and let them know? or wait till i get my refund and just pay for it? I just find it weird how first it said I was going to get a refund and after i put my pin as my AGI now it says I owe money. HELPPP!! Thanks :)
