Open Question: urgent question about a certificate of occupancy?

hi we have been renting out place for about 9 months now and we have not been happy to say the least. We paid out lease 10 months in advance and after a verbal agreement that we thought was for our benefit that we would pay the last 2 months rent over time so we didnt have to pay the last two months all at once but that was not the case he has threatened to evict us unless we pay the full amount and even though we didn't have anything we complied he has been nothing but horrible to us barging in at all hours we recently found out that he does not have a certificate of occupancy and the one he has is nine years old needless to say we want out is there anything we can do about this some way we can get some money back and be able to leave ?
